Around half of all home loans will be affected, with the policy effectively punishing those who played by the rules. However, the policy will also be redistributive, offering comparatively better mortgage rates to those with relatively lower credit ratings and who have saved less for a down payment, further compounding the issue.
The policy change from the Biden FHFA represents a substantive policy shift that circumvents elected officials and the federal rule-making process. The move is causing outrage from state financial officers in 27 states. While there is a need to address the gap in access to credit for aspiring home buyers, this approach is not the solution. Penalizing hardworking, middle-class American families by confiscating their money and using it as a handout is not the right way to approach the problem. The right approach would be to implement policies that lower interest rates overall, such as bringing inflation under control and eliminating policies that create high energy costs and promoting increased financial literacy efforts.
