The stage is set for this Gramercy Park triplex penthouse, which now seeks a new owner for its next act.

Heidi Ettinger, the first female Tony-winning Broadway set designer, is listing the Manhattan home she shared with her late husband — the playwright, screenwriter and New York Times Magazine food writer Jonathan Reynolds — for $5.55 million, down from its $6.39 million asking price last year.

The three- to four-bedroom co-op is a roomy 3,300 square feet, and comes with a 1,100-square-foot roof terrace with panoramic city views. It’s at the Sage House, a landmarked building at 4 Lexington Ave., on the north side of Gramercy Park.

Ettinger bought the residence for $4.75 million in 2008.

The first floor boasts two bedrooms, plus an original wood-paneled library with Empire State Building views. The second floor opens to a great room with double-height ceilings and a fireplace, adjacent to a chic glass-encased sunroom, along with an eat-in chef’s kitchen and a walk-in pantry.

A main bedroom suite with floor-to-ceiling windows, custom built-ins and a windowed bath takes up the third floor.

The building, which dates to 1912, comes with a 24-hour concierge, a bike room, private storage and a live-in super.

The listing brokers are Corcoran’s Julie Pham and Angela Remigio.
