For $1.25 million, a lucky buyer can avoid Midtown’s notorious Christmas crowds and see the neighborhood’s most glittering attraction right from the comfort of their own home.

A one-bedroom, 1.5-bathroom condo perched on the 14th floor of the Centria, at 18 W. 48th St., has just listed for that sum, according to a StreetEasy listing update — and it boasts unadulterated views of the Rockefeller Center Christmas tree from its living room.

At just under 1,000 square feet, the residence has floor-to-ceiling windows and 10-foot ceilings that help provide a lovely panorama of the festive display right on the plaza below.

Each day, a prospective owner can sip cocoa from inside while watching the 750,000 daily visitors braving the elements for a glimpse of the dazzling tree, which this year came from West Stockbridge, Massachusetts.

“It’s extremely rare to have a view like this,” listing agent Nicole Palermo of Serhant, who shares the listing with colleague John Shaughnessy, told The Post. “It offers such a special, distinctly New York moment around the holidays.”

This year’s tree was lit on Dec. 4 and will remain in place until mid-January. The spectacle draws an estimated 125 million visitors annually.

The home, which also includes a coveted in-unit washer and dryer, also comes packed with luxury finishes. Think a sleek Italian Driade stainless steel kitchen and marble bathrooms featuring Waterworks fixtures.

Building amenities include a 24-hour doorman and concierge, a live-in manager, a professional catering kitchen with a bar and a business center.

Beyond the Christmas tree, the 34-story building overall also boasts enviable views beyond Rockefeller Plaza. Landmarks like St. Patrick’s Cathedral, the Empire State Building, and even the Hudson and East Rivers are part of the scenery.

But these days, it’s the tree view that makes the most merry.

“We are incredibly excited to list this home, especially during this time of year,” Palermo said.
