An $85 million Hamptons estate that was once unofficially asking $150 million is back in the spotlight — thanks to a recent update on the Out East listings portal.
The property, at 635 Daniels Lane in Sagaponack — near the late writer Truman Capote’s former spread — was circulating as an $85 million “whisper” listing last year, as Gimme Shelter exclusively reported. By June 2024, it was officially asking $85 million with Corcoran’s Tim Davis. That’s the asking price it’s presently listed for.
The seller is a trust linked to Barton “Mark” Perlbinder, a third-generation member of a wealthy real estate family, Davis said.
“It’s a very active listing. We’ve done all the due diligence and it’s ready to go [with redeveloping the site now possible]. It’s a very good market now, with limited inventory and people with a lot of liquidity who are ready to spend,” Davis said, citing recent deals like a $79.5 million Hamptons home on Lily Pond Lane that recently found a buyer, as Gimme reported.
Mark and his brother Stephen Perlbinder have been in an epic feud over their family fortune for many years. But there is no dispute over this estate’s ownership, Davis said.
The Perlbinder brothers bought around 30 acres together in Sagaponack in the mid-1960s and divided the land three ways. Each brother took a parcel that was just over 5 acres and built a home. They share a third parcel around 18 acres, Davis said.
Mark’s 10-bedroom oceanfront estate comes with 12 baths and two powder rooms. The home was built in 1968, designed by John Saladino and later reimagined in 2005 by iconic architect Peter Marino, who oversaw a 10,000-square-foot addition.
The steel, brick and concrete home is close to 13,690 square feet. Perks include floor-to-ceiling windows overlooking the ocean.
The home sits on 5.18 acres — 357 feet on the ocean — and borders a preserved Peconic Land Trust area.
Inside, the two-story home boasts an open layout that is ideal for entertaining. Design details include four fireplaces, exposed brick, beamed ceilings, double-height great rooms, custom millwork and stone. There’s also a burnt orange eat-in chef’s kitchen, along with a professional-grade, stainless steel-style second kitchen.
A main bedroom suite comes with a spa-like bath, a walk-in closet and a private terrace.
Common areas include a screening room, a library and a finished basement.
Outside, the landscaped grounds include an infinity-edged pool, a tennis court and a greenhouse.
And redevelopment is now possible, Davis said.
Due diligence “resulted in defining what is a considerable sized building envelope of nearly an acre and a half for redeveloping the site, if one is inclined,” Davis said.
