


A waterfront Nantucket home has just set a Massachusetts home sale record after trading hands for a cool $38.1 million.
Located at 21 Berkeley Ave., the over 15,300-square-foot estate was last purchased by venture capitalist Evan Jones and his wife, wildlife photographer Cindy Jones, who bought it in 2006 for $16 million.
They initially listed the property for a higher $56 million.
The Joneses, who have homes in Hawaii and Wyoming, used this Nantucket property as a vacation home.
Shelly Tretter Lynch and Marybeth Gilmartin-Baugher of Compass had the listing.
“Not only was it a privilege to have represented such a magnificent and magical property but incredibly rewarding to have all parties involved so pleased with the process and transaction,” Lynch and Gilmartin-Baugher told The Post in a joint statement.
The new owners have not been identified. But the agent who represented the buyer, Dalton Frazier of J Pepper Frazier Real Estate, told the Wall Street Journal they are a family who plan on keeping the property for generations.
Made up of eight bedrooms and 11 bathrooms, the estate is situated on 3.5 acres.
Known as “Beam Ends,” located in the Monomoy area of the island, it boasts views of the Nantucket Harbor, which is filled with sailboats, fishing boats, paddle boarding and picnic boats.
“Complete privacy can be expected as the almost 4 acre property is surrounded by vast conservation lands and the idyllic Nantucket ‘Creeks’ for nearly a mile,” the listing notes.
The shingled main residence spans about 11,000 square feet with four bedrooms, as well as a billiards room, a sauna and several bars.
Additionally, there are two separate guest homes, including a four-bedroom house dating to the early 1900s.
Up until this sale, a $36 million listing of a waterfront Nantucket property in 2022 held the record. In Boston, a penthouse at Millennium Tower sold for $35 million 2016, records show.
