NextImg:Annie Leibovitz lists NYC unit for $8.5M — and puts another into contract

Shutterbug royal Annie Leibovitz is in home-selling mode.

The famed photog has listed her full-floor West Village condo — with 60 feet of striking steel windows showcasing the Hudson River — for $8.5 million, according to a StreetEasy update on Wednesday.

She paid $6.5 million for the live-work condo, currently set up as a photography studio at 495 W. St., in 2022. 

At the same time, Leibovitz is also in contract to sell her Upper West Side residence, first listed in October 2023, that was last asking $8.6 million — a significant hit from the $11.3 million she paid for the unit in 2014. The duplex is at 88 Central Park West, where residents over the years have included Sting, Robert De Niro, Paul Simon and Lorne Michaels. 

The units couldn’t be more different. The Upper West Side residence is a classic prewar co-op with high ceilings, inlaid wood floors, traditional moldings and Central Park views, designed by Schwartz & Gross in 1910. 

By contrast, the Greenwich Village loft is a modern space with industrial-chic style in a 1998-built, nine-story, seven-unit building, designed by architect and developer Cary Tamarkin. 

Corcoran’s Deborah Kern has both listings and declined to comment.

In the West Village, Leibovitz’s full-floor, two-bedroom, 2½-bath condo between Jane and West 12th streets is 3,198 square feet. Before Leibovitz owned it, the property was asking $10.5 million back in 2019.

The residence opens via a keyed elevator entrance into a main living space with wide river and downtown views. There’s a woodburning fireplace, heated bluestone floors, a wet bar and an open eat-in kitchen. A library area with custom bookshelves can also transform into a third bedroom.

The main bedroom suite has a large walk-in closet and a windowed spa-like bath.  

Design details include floor-to-ceiling columns.

Leibovitz has a keen eye for real estate. Her purchase at 88 Central Park West was considered “downsizing” to restructure her debt, as she previously owned a Civil War-era West Village compound that she sold for $28.5 million to David and Lauren Bush Lauren. 

The 88 Central Park West duplex at 69th Street comes with four bedrooms and 3½ baths. There’s an entrance gallery with arched doorways, high ceilings and detailed woodwork. That opens to a formal dining room with French doors that leads to a large living room with views of the park.  

There’s also an eat-in chef’s kitchen with a butler’s pantry, a home office, a bedroom with an ensuite bath and a laundry area. A large staircase leads to the main bedrooms, including the primary, with a windowed bath and park views. 

The 12-story building, known as the Brentmore, comes with its own courtyard.
